Frequently asked questions
Everything neighbors usually ask before they visit — rent, the floor plan, eligibility, and how to get started. If your question isn't here, our team is a message away.
Who can live at Forest Village?
Forest Village Estates is a community designed for adults 62 and older — every resident must be at least 62. We also participate in affordable-housing programs, so income limits may apply. Our team is happy to walk you through both parts — just ask the assistant or start a guest card.
What floor plans do you offer?
Just one, and we're proud of it. Every home at Forest Village is "The Redbud" — a single-story duplex with two true bedrooms, two full bathrooms, and about 1,437 square feet. No unit roulette: what you see on the floor plan page is exactly the home you'd move into.
How much is rent?
Rent currently ranges from $901 to $941 per month. Forest Village participates in affordable housing programs, so income limits may apply — ask our team and they'll walk you through what that means for your household.
What does "affordable community" mean here?
Forest Village takes part in federal affordable housing programs (HOME and the Housing Tax Credit program). In plain terms: rents are held below market rates for households that qualify, and qualifying usually depends on your household size and income. Every situation is a little different, so the simplest path is to ask our assistant or reach out to the office — no jargon, just a straight answer about whether it could work for you.
How do I schedule a tour?
Three easy ways: send a note through our contact page, email us at forestvillage@mayfairmgt.com, or ask the assistant any time of day. The office is open Monday through Friday, 7:30 AM to 11:30 PM, and we'll find a time that suits you.
Are pets allowed?
Forest Village is a pet-free community — pets are not permitted in any home. Service and support animals are not pets and are welcome in accordance with fair housing law; see our pet policy page or ask our team about the documentation process.
Is there in-home laundry?
Better — every home comes with a washer and dryer included, in its own laundry area. No machines to buy, no laundromat, no waiting.
What about parking?
Every home includes its own attached one-car garage, so your car is steps from your kitchen. If you have questions about a second vehicle or visitors, just ask the office.
How do I get started?
The best first step is a quick guest card — it lets our leasing team open a file for you and reach out. From there, they'll walk you through the next steps and the eligibility details for our affordable-housing programs, one at a time. Prefer to talk it through first? Chat with Mira any time, or email forestvillage@mayfairmgt.com.
How do maintenance requests work?
Residents submit routine work orders through the RentCafe resident portal, through the service-request form on our residents page, or by calling the office at 405-493-9300. After-hours emergencies are routed straight to our on-call manager. Details live on the residents page.
Where are you exactly?
We're at 3201 Kity Ct, Oklahoma City, OK 73121 — just east of I-35 between NE 23rd and NE 36th Streets, in northeast Oklahoma City. Downtown is about ten minutes away, and the OKC Zoo and Adventure District are practically neighbors. See the neighborhood page for the lay of the land.
Ask us the question we missed
Our assistant is happy to field the odd ones — school districts, move-in timing, whether the pines drop many needles. And the office is always glad to hear from you directly.
